Land: 112 acres total: 

​

West side/lake side of road: 4.25 acres. Ideal for building a dream-house. Perfect lake view. Road/414 is on backside of the 4.25acre lot. I purchased this parcel across the road, to ensure that lake-view, of the rest of the property (112acres) was protected.

​

        Breakdown of remaining 112 acres:

-15 acres, about 1/4 mile of prime road frontage on the East side of the road. This road frontage contains the Vacation Rental, Art Gallery, Residence, Tree Cottage, Warehouse, Barns etc. 

​

-57 acres of agricultural land. The East side of Seneca Lake is best for grape & fruit growing with outstanding "air-drainage", ideal for organic growing conditions. 

​

-30 acres of woods. Deer, Pheasant, Turkeys. [Wooden Wildlife viewing stand built into large tree / hedge row. And medium sized wood viewing hut in lower pasture.]

 

-10 acres of walnut trees planted by Cornell Ag for future timber harvest. 

 

Pond: Sizable pond stocked with fish from Cornell's wildlife stocking program. I've raised pet ducks in this pond, had 2 ice-skating parties, and my children have swam in it and floated around in little boats. This pond could be beautifully incorporated into the Wedding Event Venue, via a boardwalk, because it is relatively close to the Bank Barn.

 

View: Almost every part of this property has an amazing view of the lake.  

 

View Protection & Restriction:

The 4.24 acre parcel across the street was purchased to protect the lake view. 

Additionally, I also have a partial legal Lakeview restriction on the property to the South of the aforementioned property.

      

No Leases:

In the 25 years I have owned & lived on the property, I have not signed, and therefore to the best of my knowledge, there are no gas leases, no solar leases, no fracking leases nor any other leases on this property. 

 

Area: The Finger Lakes Wine Trail, in particular the Seneca Lake Wine Trail, is the fastest growing wine trail in the United States. Seneca Lake is 36miles long & 600 feet deep. This makes for a special microclimate.

#1. Micro Climate encompassing Entire Finger Lakes Region= Warmer with little snow in the Winter. And cooler, with a steady breeze off of the cooling lake, in the summer. 

​

Think:  Toaster-Oven within an Oven. 

​

#2. Secondary Micro Climate. A second, 8 mile long additional micro climate exists, located on the East side of Seneca Lake, called the "Banana Belt." The property/SkyLand Farm, is exactly in the middle of this banana belt, Seneca lake specific, micro climate. 

​

So, it is micro climate within a micro climate. This smaller area within the larger Area, tempers this specific property even more in the Winter, and Summer.

​

WATER:

    CITY WATER: The Guest House, Residence, Art Barn w. Commercial Kitchen are all on City Water.  This is very important because the town does all testing and is responsible for water quality and good pressure. 

     Septic:  The Art Barn w. Commercial Kitchen & nearby Residence are on a tied-together septic system, consisting of two tanks, and a "new" leach field. This system was engineered & built specifically for these three entities.

    The Guest House, is on city water, as mentioned above. It carries its own septic tank.  

 

    The Guest House has a decorative antique handpump by the front entrance, for pumping well water. The natural spring, well-water, does indeed provide water, for personal use, if so desired. 

 

Pond:  The pond was dug probably about 30 years ago under a Federal Grant Program to encourage water self sufficiency. 

 

Many Wells:  Interestingly enough, this property is dotted with numerous wells. They were most probably hand dug before and during the late 1800s & early 1900s. At one point, this property boasted beautiful cattle which were herded up to the fields and then brought down through the old Railroad tunnel and into the large Bankbarn. A number of wells were strategically dug to water the many cows. 

​

   Yes, the tunnel still exists, but the Railroad has been dismantled. All that remains is a beautiful straight & level, tree lined walkway. 

 

Water Quality:  Since the property is at the highest point in the area, running North/South, and additionally at the highest point running East/West, there can't be any runof. Therefore, I always assumed that the well water had to be pure and clean. And, judging from the number of wells, and the healthy & steady soil moisture content, I always thought that this property had an unusually high well-water capacity.
